Mortgage Approval
Get to Know Your Budget
We recommend you receive a hard mortgage approval before you look at homes.
We work in partnership with our favourite mortgage broker and trust they will give you the best advice possible. With our broker, you can talk through your financial position, your goals or debt, and what you need to get qualified. You’ll complete a mortgage application that will let us know your maximum purchase price and mortgage payment if approved.
While we’re house hunting, our broker will get busy looking for lenders that will work best for you and provide you with 3 mortgage options once we’ve found you a home.

Showings and Offer Strategy
It’s Time to House Hunt
We’ll show you prospective homes as they come onto the market or through our listing portal.
Showings include discussing offer strategies as we view the property so, if you’re interested, we can reach out to the seller with an offer ASAP. While one of us is showing you the home, the other will look over the property for issues and create a list with a cost estimate to resolve them. If the market allows it (sometimes we need to move quickly), we’ll recommend and schedule a home inspector.
Once we’ve found a great fit, we’ll negotiate an offer and submit any conditions to the seller!
